The Government has announced that as from September 10th 2007 all properties with more than 3-bedrooms, marketed ‘For Sale, will require a HIP – Home Information Pack -  provided by the seller.

This second stage of phasing in HIPs - after 4- bedrooms or more were introduced from August 1st - is designed to ensure the smooth transition in the housing market to allow for improved consumer protection and to provide important environmental and energy saving information with the included mandatory Energy Performance Certificates (EPCs).

“ We have set up a dedicated HIPs department for our 10 offices to control everything from initial ordering, monitoring, compiling and administration- contactable on 01296 484635 or hips@christopherpallet.com . Once the Order Form has been signed and payment received the whole procedure works like clockwork. We are also available to answer any questions on this important aspect of property sales,” said Partner, Nicholas Ainger MRICS.

As members of the Royal Institution of Chartered Surveyors (RICS), Christopher Pallet are extremely well qualified to carry out the necessary professional inspection to produce the EPCs for their clients.

In spite of reports that there are not enough Domestic Energy Assessors (DEAs) fully-trained, the firm was far-sighted enough to have recruited and trained their own staff to carry out such inspections. They are also fully licensed and accredited by either the RICS or SAVA (the Surveyors & Valuers Association) – including the vital requirement for Criminal Records Bureau (CRB) checks as required by law. So, unlike many other estate agents, Christopher Pallet do not have to rely on a third-party to provide EPCs – also ensuring that they are produced to the highest professional standards.

Two successful sport clubs put their cricket skills to the test

Aylesbury Rugby Club and Wendover Football Club Old’uns recently battled it out to compete in a ‘knock-out competition’ held at the Witchell ground in Wendover.
Leading local property specialists Christopher Pallet have been supporting the Wendover Cricket Club for over 20 years and this year generously sponsored the final of ‘The Village Cup 2007’.
In a rather one-sided final with a large and ‘raring-to-go’ crowd, the Old’uns elected to bat first, but soon found themselves in trouble when disasters occurred and were left scoring a total of 214. In response Aylesbury Rugby Club took over the game and never looked back, winning easily by 71 runs with 285 on the board. The Rugby Club claimed the trophy for the first time, having defeated last year’s winners! The winners and runners-up also received medals for their efforts.

Despite the rain, the event was proven to be a success for the players and also the spectators cheering on their sides. It was also a great opportunity to get the community together.

Landlords - new legislation could cost you dear!


On 6th April 2007 the new Tenancy Deposit Protection legislation came into force
and Christopher Pallet Lettings have produced a FREE Guide that gives landlords
all they need to know about how to comply.
If you are a landlord with Assured Shorthold Tenancies and you take deposits from your tenants then this legislation affects you. Non-compliance could lead to a fine of three times the value of the deposit held, and you would no longer be able to use a 'Section 21' notice to regain possession of your property!
"The legislation is designed to protect tenants from unscrupulous landlords," explained Lora Weston, Lettings Director of Christopher Pallet. "But it could potentially catch out even the most decent landlords who just haven't jumped through the right hoops."
"All of our own landlords will be fully protected because we are already complying with the new legislation," added Lora Weston. "They won't need to do anything extra to make sure they are legal as long as we are holding their tenants' deposits."
Under the new legislation all qualifying tenants' deposits must be protected within one of three government-approved schemes. The landlord must specifically join one of the schemes and either hand over the deposit or pay an insurance premium. In addition there is a duty on the landlord or agent to ensure the tenant is made aware of how his deposit is protected, within 14 days of the tenancy starting.
Failure to comply could leave the landlord or agent open to a court order and a fine of three times the amount of the deposit. More worryingly, landlords who are found guilty would also lose the right to regain possession of their property under Section 21 of the Housing Act.
Therefore, in order to help landlords understand what is required of them under the new legislation, Christopher Pallet have put together a free Guide.
"We have written a 'simple English' guide for any landlords who are concerned about this new law. Originally this was a service to our own landlords, but we consider this so important that we have decided to offer it to any landlord in the area. By being well-informed they can then take the necessary action if their agent has not already done so," continued Lora Weston.
