LOCATION

The land is to the rear of a Anstey Brook a small development on the North easterly edge of Weston Turville. The Village has a Junior School, five shops, a village hall and recreation ground, several public houses and a bus service between Aylesbury and Wendover. ACCESS

There is no direct road frontage. Access is via a 12ft right of way from Airfield Road this runs over the adjoining field as shown coloured yellow on the plan.

PLANNING

In recent planning decisions the village has been considered sustainable. No applications for development have been made since 90/1613/APP when a development of 30 houses was refused on appeal.

CONDITIONS OF SALE

The land will be sold with vacant possession.
There will be an overage clause. This clause will provide that 40% of the increase in value as a result of a planning permission for development will be payable to the vendors. The increase in value is over agricultural land value. The provision will last for a period of 50 years. It will cover further increases in value if, subsequent to the initial permission, an enhanced development of greater density is alowed. Stables will be exempt.

METHOD OF SALE
